Asphalt shingles are designed to last 20-30 years. The black streaks that you see are a mold called Gloecapsa magma. In most cases, there is no reason to replace a roof that is only a couple of years old when the mold shows up. I use an algaecide mix to remove the mold (also known as Soft Washing). You can not use a pressure washer to remove the mold from an asphalt roof. The most common pressure washers operate anywhere between 2,500-4,000 psi. Soft Washing is generally anywhere from 50-100 psi. When the algaecide mix is used correctly and preventive measures are taken, your plants and flowerbeds will be safe.

I use the same algaecide mix to remove the mold as on the roof (usually a weaker mix works just fine on the house). As also as a roof, pressure is not what you want to use on a house. There are a couple of paints that are used on wood surfaces that I can’t use the algaecide mix on. In these cases, there are a few alternate chemical available that can be used (if you are reading between the line, yes they are more expensive). I include washing gutters with all house washes. If you want all the leaves and pine needles taken out then I can do that also.
Now we can break out the pressure washer. Driveways, patios, and wooden decks. These are just not simply going over them with a surface cleaner. There are a few other tricks of the trade used to really make them shine.
